What documents do I need to sell my flat?

The core checklist: sale deed and Index-II, society share certificate and NOC, occupation certificate, latest maintenance and tax receipts, encumbrance certificate, and a bank no-dues/foreclosure letter if there's a loan. We collect and vet these before listing so nothing stalls at registration.

How quickly can my property sell? What makes a flat sell fast?

Three things sell a flat fast: pricing it right from day one, having the documents ready, and presenting it properly to genuinely qualified buyers. Well-priced homes in sought-after buildings typically transact in weeks — we'll give you an honest estimate for yours before we start.

Can I sell a flat that still has a home loan on it?

Yes — it's routine. The bank issues a foreclosure letter, the buyer's payment (or their lender's) clears your loan at registration, and the original documents are released to the buyer. We coordinate the sequence so all three parties move together.

Will I have to pay capital gains tax when I sell?

If you've held the property over 24 months, long-term capital gains tax applies — with reinvestment exemptions (like Section 54) that can reduce or eliminate it. The right answer depends on your numbers; we'll flag the considerations and coordinate with your CA.

Who pays stamp duty — the buyer or the seller?

In Maharashtra, the buyer customarily pays stamp duty and registration. As the seller, your main outgoings are capital gains tax, society transfer charges and any agreed brokerage — all visible upfront, no surprises.

Do I need my housing society's NOC to sell my flat?

You can sell to whom you choose, but the society's transfer process — NOC, transfer forms and capped transfer charges — is part of completing the sale. We handle the society paperwork as standard.
